The Prescott Valley Master Plan

Topography and Atmosphere
Stoneridge is a visually stunning community located in Prescott Valley, perched on a high ridge overlooking the Agua Fria River drainage and Fain Lake. The topography is dramatic, and the community features a newer housing stock compared to much of Prescott. It feels modern, clean, and manicured. The centerpiece is the Stoneridge Golf Course, a Randy Heckenkemper design that is a desert/mountain hybrid, offering dramatic elevation changes and cooler temperatures than the valley floor.  

 

Amenities and Family Appeal
Stoneridge has successfully positioned itself as a multi-generational community. The community center features indoor and outdoor pools, a fitness center, and meeting rooms. The vibe is younger and more family-oriented than the retiree-heavy communities of Prescott. The presence of younger families is supported by the range of housing options, from affordable patio homes to larger single-family residences.  

 

The Critical Financial Detail: Community Facilities Districts (CFDs)
Out-of-state buyers must understand the Community Facilities District (CFD) tax structure, which is prevalent in Stoneridge (and nearby Granville) but rare in Prescott proper. When Stoneridge was developed, the infrastructure (roads, sewers, utilities) was financed through municipal bonds rather than being paid upfront by the developer. These bonds are repaid by the homeowners within the district via their property tax bills.

  • The Impact: This shows up as a separate line item on the Yavapai County tax bill. It can significantly increase the effective tax rate. For example, while a home in Yavapai Hills might have a tax rate of roughly 6.8%, a home in Stoneridge could see a combined rate closer to 11.3% when the CFD assessment is added. This adds thousands of dollars to the annual cost of ownership.

  • The Mechanics: The CFD charge typically has two components: a bond repayment portion (principal + interest) and an operation/maintenance (O&M) portion. While the bond portion can sometimes be paid off in a lump sum (often $15,000–$25,000), the O&M portion usually remains. Buyers must verify the outstanding balance of the CFD bond on any specific property.   

  • Transparency: This cost is frequently misunderstood or overlooked by buyers who only look at the monthly HOA fee (which appears low) without examining the total tax burden.
